Damage, early departure and non-payment

The three fears every new landlord has — and the specific protection that answers each one.

Fear 1: “What if they stop paying?”

Spotahome pays you the rent on the 5th business day of each month regardless of whether the tenant has paid. If the tenant defaults, Spotahome pays you an amount equivalent to the monthly rent for the months the tenant has not paid, for as long as the tenant remains in the property and within the duration of the booking made through Spotahome — in practice up to 12 months, since bookings longer than that require a fresh solvency check to keep the guarantee in force (Terms & Conditions, clauses 18.2.1 and 18.3). You are never the one chasing payments.

Three deadlines make the difference between covered and not covered: tell Spotahome within 30 calendar days of the missed payment, send the tenant a certified demand (burofax in Spain) within the first month, and file the eviction claim two months after the default. Rent paid to you in cash is never covered.

Fear 2: “What if they damage my property?”

Damage caused by the tenant beyond the deposit is covered up to €2,500 per property — and in a flat rented by rooms, each room counts as its own property (Terms & Conditions, clause 18.2.1). The cover includes:

  • Structural damage to the property
  • Furniture and appliances
  • Professional cleaning after damage, up to €200
  • Lock changes (up to €200, on every plan)

To claim smoothly, your inventory matters: photos of every room (with timestamps) taken at move-in, countersigned by the tenant if possible. The move-in checklist walks you through it.

Fear 3: “What if they leave early?”

If a tenant leaves without respecting the 30 days’ notice, Spotahome compensates you with up to one month’s rent (after the deposit is applied, and only if the contract includes the 30-day notice clause) — bridging the gap while you re-list. And because Spotahome listings reach about 20 million visitors a year (Spotahome platform data), re-letting a good property is usually a matter of days, not months.

Rule of thumb: the cover, the limits and the conditions of these guarantees depend on the plan you are on, and they are not the same for every landlord. Check the conditions that apply to your property in the Plans section of your landlord panel.

How to make a claim

  1. Report it from your panel as soon as you discover the damage — at checkout or during the stay — quoting the booking reference. Don’t return the deposit until the claim is assessed.
  2. Attach your evidence: the move-in inventory photos, photos of the damage, and a repair quote or invoice.
  3. Landlord Support confirms receipt and walks you through the assessment. Damage within the deposit is settled from the deposit; anything beyond it goes through the plan’s protection up to your coverage limit.

The better your move-in inventory, the faster this goes — which is why the move-in checklist insists on timestamped photos.

What’s not covered

Honesty matters: normal wear and tear, pre-existing issues not documented at move-in, and anything arranged outside the platform (cash side-deals, off-platform extensions) fall outside the guarantees. Damage cover also excludes theft, labour costs, cosmetic damage, transport and VAT, and items such as art, cash, electronics, jewellery, antiques and clothes.

One change can void the guarantee. If you modify a booking on terms different from the ones the tenant originally booked and the change affects the rent, the guarantee becomes null and void — even if the tenant accepted the change. Always run modifications through Spotahome first (Plus service terms, clause 2.2).
