Cancelling a booking you have accepted

Declining a pending request and cancelling a confirmed booking are not the same thing. Here is what happens if you cancel after accepting.

Declining and cancelling are not the same

While a request is pending, you can decline it and give a reason. The moment you accept, the situation changes: the booking is confirmed, the First Payment is charged to the tenant, and cancelling afterwards can have financial consequences for you.

What happens, depending on when you cancel

  1. After accepting, before move-in. The commission for that booking is still charged to you, even though the stay never happens.
  2. On the move-in date or within the 48 hours that follow. On top of the commission, an additional charge may apply to cover emergency accommodation and rehousing the tenant.
  3. With the tenant already living there. If you end the tenancy before the contract runs out, none of the commission you already paid is refunded.

If you have to cancel, write to landlord support straight away. The sooner they know, the more room there is to find a way out with the tenant.

How to avoid getting here

These are not Spotahome rules, just two habits that can reduce the risk of having to cancel later:

  • Keep your calendar up to date. An outdated calendar brings you requests for dates you do not actually have free.
  • Do not accept if you are unsure. If the dates or the price do not quite work, propose a change to the request or decline it with a reason, rather than accepting and cancelling later.

Is your calendar current?
